Pricing FAQs

Common Questions About Survey Fees

How is my survey fee calculated?

Your estimate starts from a base fee for the survey type and number of bedrooms, then adjusts for property type, purchase price, age and any significant alterations. We round to the nearest £25 and confirm the exact fixed fee once we’ve reviewed the property details.

Is VAT included?

Estimates are shown excluding VAT, with the VAT-inclusive total displayed alongside, so you can see both figures clearly before deciding whether to proceed.

Is the instant estimate the final price?

No — it’s a guide rather than a binding quotation. Send us the property address or estate-agent listing and we’ll check the details before confirming your fixed fee in writing.

Why does a Level 3 survey cost more than a Level 2?

A Level 3 Building Survey involves a more detailed inspection and a substantially more in-depth report, which takes more time both on site and in the writing-up stage.

Do flats cost less than houses?

Not necessarily. Flats often have fewer bedrooms, which lowers the base fee, but the survey type, age and condition of the building all still influence the final fee.

Do you charge extra for London?

We regularly work across Hertfordshire and North London within our normal fee structure. Higher-value or unusually complex properties may require an individual quotation, but there is no automatic London surcharge.

Is there an additional fee for a drone inspection?

Where a drone or pole-camera inspection is appropriate to view otherwise inaccessible areas, any additional cost is discussed and agreed with you in advance — never added afterwards.

Do I pay before or after the survey?

We confirm payment terms with your written quotation before you instruct us, so you always know exactly what is due and when before any work begins.

What happens if I choose the wrong survey type?

Don’t worry — once we’ve seen the property details we’ll tell you if a different survey level would be more appropriate, and you can change before anything is booked.

Can I get a fixed fee without using the calculator?

Of course. Just call or email us with the property address or listing and we’ll come back to you with a fixed fee, usually within one working day.
